Office Building on Eșarfei Street
A small office building with gross built area of 1300 m², including the semi-basement and the basement. Due to high levels of groundwater, we reduced the area of the basement and chose the solution of a half-level building. Considering the relatively small surfaces of the building, especially the ones for offices and the storage area, where flexibility of the spaces is needed, we decided to eliminate the supporting vertical elements (columns). As a result, the construction is suspended both on the front and the back side, by a central core from rigid, reinforced concrete, accommodating the vertical flow and the restrooms. The two suspended parts are designed as huge beams with triangulations, placing the same size, 1m x 1m windows between them, protected by a shutter made from the same material as the façade finishes, perforated Eternit boards. The architectural language of the volume is conceived like a multifaceted crystal, that stands imponderable, supported by the open structure from above. A beneficial aspect is that the building can be easily seen from the Mihai Bravu Avenue, considering that it is bordered by the generous enclosure of a small church with a courtyard that opens towards the edifice. Since the company that operates here deals with products related to security, video cameras, smoke detectors, fire alarms, we wanted the appearance of the building to be in consonance with the nature of the products. The buildings casing is ventilated, well isolated, with triple glazed windows, also protected by the perforated shutters mentioned earlier. Besides this aspect, the building is equipped with solar panels that can cover the necessary heat requirements for domestic water. Inside, the half-level solution creates fluency, while the levels communicate with each other through small and easily accessible ramps, transparent (without counter-steps), which amplify this feeling.
